Our Process

The design and construction process can be broken down into 4 stages.

Stage 1 – Concept Design and pricing

In this stage, we will sit down with the client and develop the preliminary concept and design solution. Clients are presented with a floor plan where we will discuss layout, views, function, etc. We then take it a little further and develop the elevations where we will discuss external materials and look of your home. We will also discuss costing for the entire project.

Stage 2 – Council Documentation and Interior Design work

Our architect will deal directly with council, with his connections, expertise, and experience with council, he will get the appropriate signed documentation required to start your project. We will also assist with Interior Design i.e. interior colour selection, floor coverings, tiles, joinery design and cabinet finishes, fixtures, and fittings etc. We will provide 3d drawings of the major areas and overall project prior to starting construction. We will also discuss timing and duration of the project.

Stage 3 – Construction and furnishing

This stage consists of building the project from start to finish. You are welcome to visit the site daily if you want to watch the progress and ask any question related to the construction process. This stage can be very lengthy, and we will do our best to update you about any challenges we encounter during this phase. After construction has been completed, we will go shopping with you and recommend places to buy furniture. We often make a trip to Chiang Mai to buy most of the furnishings.

Stage 4 – Final touches and after sale service

With this stage we will assist installing any extra furnishings such as TV’s additional lighting that may have been purchased. During the first year after construction, if there are any problems that are related to the build, we are there for you/ We will fix anything and everything that we are responsible for. We are at your service.

Stage 1 – Concept Design and pricing of project

Congratulations, your project has begun. While this is an exciting time, you may feel it is a daunting process ahead. Rest assured; our team of qualified professionals have extensive experience in all phases of the building industry. We are with you at every stage of the process and we will ensure that you enjoy every stage from the concept until you enter your home and beyond. This initial stage, the Concept Design stage, includes the following:
 
• Inspection of your land and the surrounding areas.
• We will discuss site conditions and constraints
• Design briefing meeting with you to discuss your wants, wishes and needs  
• Floor plan layout and room sizes to your desired floor plan layout 
• Elevations to see how the external design looks like 
• 3D perspective views to further illustrate and understand the concept design  
• Co-ordinate the design work undertaken by relevant consultants with the architectural design.

  At this stage, we will provide an estimate of the entire project including taxes, council charges, architectural works, construction and furnishings.

Stage 2 – Council Documentation and Interior Design work

During this stage we will lodge plans with the council and ensure the plans are certified as quickly as possible. We are lucky to have many connections in the city council to expedite this process. We will use this time to go over the overall design of the interior design. We will visit many shops to work on the tile colours, materials for every room in the villa, paint colours and  details planning of the final look. We will also update the 3d drawings to represent the colours and materials chosen. These tasks include the following:
• Arranging the necessary documents for council and town planning.
• Assist in the assessment and implementation of  materials and finishes with in the design. 
• Upon lodgement, provide the full set of documentation drawings to the council and you.  
• Our interior designer will guide you through with your interior selections and  finishes.
• Make amendments until we have reached your envisioned design. 
• Supply the cabinetry 3d drawings. 
This stage can be a daunting task, but we are here to guide and assist you with everything along the way. If you have a vision, we will help it come to fruition and if you are looking for inspiration, we will assist you in discovering something incredibly special for your new design.

Stage 3 – Construction and furnishing

After receiving the building permit, we are ready to start building.  congratulations!  The building process can often take between 8 to 12 months depending on the size of the project. We also must consider the weather and access to the site. You can be involved with the process daily or you can go on holiday and come back prior to completion. With technology
available these days it’s very easy to keep you updated on the progress, or if we need to ask you something you can be around the corner or on the other side of the globe.

Stage 4 – Final touches and after sale service

By this stage we will already be very well acquainted, and this is the stage where we excel. We know that the final 10% of the building is the most important and we will be there for you. Fixing last minute issues and helping with everything you need. No request, within reason is too much for us. Long after you have entered the property, we will be there to assist with anything.
